Where the top of the market is in Moraira
Moraira is the coastal half of Teulada-Moraira, and its most sought-after positions are on that coast. At the northern end of the town, El Portet is a shell-shaped cove of sand and rock, sheltered by the headland of the Cap d'Or and its old watchtower. Villas on the slopes above it have the bay below them and the town close by. To the south, past the harbour, the castle and L'Ampolla beach, the shore turns rocky, with small coves such as Les Platgetes and L'Andragó below the cliffs. Moravit and Cap Blanc lie along this stretch, with villas close to the sea, and from parts of this coast the Peñón de Ifach stands across the water to the south-west. Behind the shore the land rises into the hills, where a house further up trades the walk to the water for a wider view. Inland, Teulada is the older town, on flatter land, where the sea is a distant view if it is seen at all. Our page of sea view villas in Moraira looks at the views area by area.
What the price pays for
Two villas of the same size can be far apart in price, and the reason is rarely the kitchen. What you pay for at this level is what cannot be added later: the sea in front of the house rather than to one side, a plot that is private from the road and the neighbours, sun on the terrace through the day, and a walk to a cove or to the harbour. Moraira keeps some of this in place for you. Most of its residential areas are garden-city zones in the town's plan, with one detached house per plot, and the town's building rules do not allow fixed cranes in them. The hills have stayed low and green. It also means that a view is kept or lost plot by plot, by what the plan allows on the land below the house. The house itself is the part you can change, and at this price many buyers do. We look at both with you: the position, which is what you are buying, and the build, which you may want to rework. Our page of villas for sale in Moraira covers every price.
An older house on the best plot, or a new one
Many of Moraira's villas were built in the 1970s and 1980s on plots that would be hard to find today, and some of the best positions still hold an older house. Beside them stand recent builds with large glass and modern insulation. If you buy the position and plan to rebuild or extend, the local rules set the pace. The town's plan dates from December 2004 and has been amended many times, so the rules for a plot are read from the plan as it stands. Since September 2025 the town hall has worked with ECUVs, private entities registered with the Generalitat that check a project so the licence can be granted sooner, and most building stops in summer, with no works in August in the residential areas. Close to the shore, the coastal law keeps a protection zone where an existing house can be repaired and modernised but not enlarged. And a large garden and pool need water: in 2024, after two dry years, salt reached the wells of the Teulada-Benitatxell water consortium, and the tap water was declared fit to drink again on 13 September that year. Our guide to buying property in Moraira explains these rules, and our page of luxury villas on the Costa Blanca North covers the other towns.

What we check on every luxury villa in Moraira.
- The build behind the finishes: the structure, the roof, damp, the windows and the insulation.
- Heating, cooling, the pool and the home systems, and what they cost to run in a year.
- That the house as built matches the land registry and the Catastro, the pool and any extensions included.
- What could be built in front of the view under the current planning rules.
- Privacy on the terraces and in the garden: what the road, the neighbours and the houses above can see.

Questions we are asked
- Where are the luxury villas in Moraira?
- Mostly on the coast: on the slopes above El Portet and its bay below the Cap d'Or, and in Moravit and Cap Blanc along the rocky shore south of the harbour, with others on the hills behind the town. Inland, around Teulada, the land is flatter and the sea further away. We show you the areas before you choose houses to visit.
- Can you find a villa in Moraira that is not on the market?
- We can look. Some owners at this level prefer to sell quietly, without a listing. Tell us what you want, the area, the view and the size of the plot, and we search beyond the villas on this page, off market too, and show you only the ones that fit.
- Can you estimate the renovation before I buy?
- Yes. We assess the work before you commit, then plan and manage the renovation: the team, the contracts, the budget and the timeline.
