Where Cometa and Pinar del Advocat are

Both areas lie on the western side of Moraira. Cometa is the closer of the two: on the official IGN maps it borders the town centre, and L'Ampolla beach, at the foot of the castle, lies at its edge, with the harbour a few hundred metres further. The ground is low, from close to sea level to about 55 metres, and most of it slopes to the east and south, towards the bay and the sun. The small Ermita de la Cometa stands within it. Pinar del Advocat lies just west of Cometa, a little higher, between about 7 and 70 metres, with slopes that face north round to south-east. The road from Moraira to Calpe runs through Cometa and on past Fanadix and Cap Blanc towards the Benissa coast. For the whole municipality, read our page on property for sale in Moraira.

The beach and the town

L'Ampolla is Moraira's town beach: 250 metres of fine golden sand, about 30 metres wide, with a Blue Flag. In summer it has lifeguards, toilets, sunbeds and walkways, and amphibious chairs for people with reduced mobility, and the town hall describes it as easy to reach on foot. Behind it, the centre of Moraira has its shops, restaurants and marina, open all year. That is the attraction of these two areas: from the parts of Cometa next to the town the beach and the town are close enough to walk to, while from Pinar del Advocat and the higher streets the beach and the shops are a short drive. Since October 2025 a regional bus line, the CE-713, runs all year between Calp and Teulada along the Benissa coast, about every two hours. Most homes here are villas on their own plots and, as across Moraira, they range from houses of the 1970s and 1980s to recent builds.

Renovating and the town's rules

If you buy an older villa here to renovate, the rules of Teulada-Moraira shape the timetable. The town plan dates from December 2004 and has been amended many times. In the residential areas outside the centre and Pla del Mar, the building rules ask for materials and rubble to be cleared from 1 July to 15 September, allow only quiet finishing work from 15 to 31 July, and stop works in August. Since September 2025 the town hall also works with ECUVs, registered private bodies that check a project so the licence can be granted sooner. Water comes through the Teulada-Benitatxell consortium. After salt reached its wells in 2024, the tap water was declared fit to drink again on 13 September that year, and new wells and desalination works have followed. Our page of villas for sale in Moraira covers the other areas, and our guide to buying property in Moraira explains the rules in more detail.

Questions we are asked

Can you walk to Moraira from Cometa?
From the parts of Cometa next to the town, yes: the area borders the centre and L'Ampolla beach. From Pinar del Advocat and the higher streets it is a short drive. We walk or drive the route with you from the house you are looking at.
Can building work go on in summer?
Only in part. In the residential areas outside the centre, the town's rules allow only quiet finishing work in the second half of July and no works in August, and materials must be cleared from July to mid September. We plan any renovation around these dates.
Can you view a property in Moraira for me if I live abroad?
Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
