The cove and the coast around it

At the heart of La Fustera is its cove, the busiest and best equipped beach in Benissa, according to the town hall. It is small, about 110 metres long and 30 wide: sand framed by rocks, with pines and plants almost down to the water and the Peñón de Ifach in view across the sea. In summer it has a beach bar, toilets, a children's playground, a picnic area and lifeguards, who were on duty from 15 June to 15 September in 2026, plus an assisted bathing service for people with reduced mobility. A car park is close by. Just north-east, Cala de la Llobella starts the stretch of coast path towards Cala de l'Advocat. The national coast authority restored these paths in 2011, and the town hall looks after the promenade. Towards Calpe, the small harbour of the Club Náutico Les Bassetes has a slipway, a restaurant and a sailing school.

Slopes, terraces and the coast road

On the official IGN maps, La Fustera rises from the shore to a little over 110 metres. Most of the slope faces the sea, from north-east round to south, so many houses get the morning sun and a view over the water. The coast road, Avenida de la Marina, runs along the area and joins it with Moraira one way and Calpe the other. Most homes here are detached villas on their own plots, many built on terraces cut into the hillside. That gives views and privacy. It also means steps, retaining walls and drainage that need checking, and a drive that may be steep. Houses near the bottom are closest to the cove. Houses higher up see more of the coast and are a short drive from it. Either way, we walk the route from the front door to the beach with you.

Services and the rules that apply

Benissa's old town, with the town hall, is inland, about 200 metres above the sea and a drive away. For everyday matters the town hall runs a second citizens' office on the coast, at Avenida de la Marina 307, and there is a seasonal health post at La Fustera. Water comes from Benissa's own municipal service, and its rules forbid using drinking water to water gardens or fill private pools, so we ask how each house does both. Near the shore, the national coastal law adds a protection zone of 100 metres inland, or 20 metres where the land was already urban in 1988: no new homes may be built in it, and existing ones can be repaired but not enlarged. La Fustera also has its own partial plan under Benissa's general plan. Our guide to Benissa Costa explains more, and our page of villas for sale in Benissa covers the neighbouring areas.

What we check on every property in La Fustera.

  1. The terraces, retaining walls and drainage on the slope.
  2. The drive and the steps, and the walk down to the cove.
  3. For houses close to the shore, where the coastal protection zone runs and what it allows.
  4. How the pool is filled and the garden watered, and whether there is a legal well or cistern.
  5. That the house as built matches the land registry and the Catastro, the pool and any extensions included.

Questions we are asked

Can you walk to the beach from La Fustera?
From the lower streets, the cove and the coast path are close. From the higher ones the climb back is steep, and a car is easier. It changes from one house to the next, so we walk the route with you before you decide.
Is La Fustera busy in summer?
The cove is, as the best equipped beach in Benissa, with lifeguards and a car park. The residential streets above are quieter, and we check how the summer traffic and parking reach the house you are looking at.
Can you view a property in La Fustera for me if I live abroad?
Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
