Where the three areas are

Cap Martí, El Tossalet and Pinomar cover the hills that rise behind the south end of the Arenal, the beach in the middle of Jávea's bay. El Tossalet is the largest. Its lowest streets start at the edge of the Arenal and climb through the pines to about 150 metres above the sea on the official IGN maps. Cap Martí is smaller and lower, on the eastern edge of El Tossalet, between about 30 and 70 metres. Pinomar sits on higher ground to the west, at about 80 metres. The town hall treats them as one part of town: its 2025 plan to resurface streets grouped Cap Martí, the Arenal and El Tossalet in a single zone. The Carretera del Portitxol crosses El Tossalet on its way to the cliffs of Portichol and Balcón al Mar. Most homes here are detached villas on their own plots, with gardens between them. The beach, the coves and daily life

The Arenal is the nearest beach: an urban beach in the centre of the bay, about 480 metres long, with shallow water and a promenade lined with shops and restaurants. Beside it, a canal gives small boats a way out to sea. To the east, Cala Blanca is a pair of small coves of gravel and rock at the end of Avenida Ultramar, with a short seafront path, a viewpoint and a bus stop. Both are a short drive from most houses in these areas. For the weekly shop there is a supermarket at the roundabout where the Pla road meets the Portitxol road. The port and the old town are on the far side of the bay, a longer drive. The streets higher up are residential and quiet, and most errands need a car. If you want to compare other parts of town, our page of villas for sale in Jávea describes them one by one.

Slopes, pines and what we look at

On the IGN elevation model, most of the ground in El Tossalet and Cap Martí slopes to the north and east, towards the bay and the Arenal, and Cap Martí also has streets that face west. That shapes each house. A plot facing north can look over the bay but lose the winter sun on its terrace, while one turned east has bright mornings and shade by late afternoon. These are wooded hills, and the town hall works to keep them safe. In February 2024 its forestry team thinned the wooded ravine of Tosalet 3 Fase, which is surrounded by houses and has one way in and out, and asked owners of neglected empty plots to clear them. In September 2016 a forest fire that began near Puig Llorença led to the evacuation of sixteen residential areas in the south of Jávea, these three among them. None of this rules a house out. It means we look at the cleared land around it and the way out of the street. Our guide to flood and wildfire risk explains these checks.

What we check on every property in Cap Martí, El Tossalet and Pinomar.

  1. Sun on the main terrace in winter, especially on the north-facing slopes.
  2. The drainage: mains sewer or septic tank, and the state of the tank.
  3. Fire safety: cleared land around the house, the empty plots next to it and the way out of the street.
  4. The licence of first occupation, or its equivalent, for the house as it stands today.
  5. The planning rules for the plot, in writing from the town hall, before you plan an extension or a pool.

Questions we are asked

How far are Cap Martí, El Tossalet and Pinomar from the beach?
The Arenal is the nearest beach, a short drive from most houses, and the small coves of Cala Blanca lie just to the east. On these hills the trip changes a great deal from one street to the next, so we time the drive to the beach and the shops when we visit a house for you.
Are the houses connected to the sewers?
Not always. In 2019 the town hall said that thousands of homes in Jávea were not connected to the sewers, and it began projects to extend them. Some villas use a septic tank. We find out which applies to each house, and what connecting would involve, before you make an offer.
Can you view a property in El Tossalet for me if I live abroad?
Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
