Where the sea views are in Moraira
Moraira looks over a long inlet between the Punta de Moraira to the north and Cap Blanc to the south. At the northern end, El Portet is a shell-shaped cove of sand and rock at the far end of the town, sheltered by the Cap d'Or peninsula and its old watchtower. Past the harbour, the castle and the beach of L'Ampolla, the shore turns rocky towards Cap Blanc, with small coves such as Les Platgetes and L'Andragó below the cliffs. Houses on the coast between these points have the sea close in front. Behind them the land rises into the hills, so villas further up look over pines and roofs to a wider stretch of water. Inland, around Teulada, a sea view is a distant one, seen across the valley. Our page of villas for sale in Moraira describes the areas one by one.
The Peñón de Ifach and the winter sun
From parts of the Moraira coast you look across the water to the Peñón de Ifach, the rock of Calpe, to the south-west. The official walking route along the shore names it as the view from the Portitxolet viewpoint near El Portet, and from the Cap d'Or watchtower the views reach the Serra de Bèrnia and, on clear days, Ibiza. For a house, two things follow. A terrace turned towards Ifach also faces the low sun of a winter afternoon: warm and bright in January, and a source of glare and heat on large windows in summer. And the angle matters as much as the height. On the same street, one villa frames the rock and the bay while its neighbour sees open sea and the morning light. We note both when we visit, at the hours you are most likely to sit outside.
Keeping the view
Most residential areas in Teulada-Moraira are garden-city zones in the town's plan, which was approved in December 2004 and has been amended many times since. What can be built on the plot below a view depends on that plan as amended, read for that plot: the height allowed, the distance to the boundaries, and whether the plot is still empty. Close to the shore, the national coastal law adds a protection zone of 100 metres, or 20 metres where the land was already classed as urban when the law came in, in 1988. New houses cannot be built in it, and existing ones can be repaired and modernised but not enlarged. We read these rules for the plots in front of the house before you make an offer, so you know how likely the view you pay for is to stay.

What we check on every sea view villa in Moraira.
- Where the view is seen from: the living room, the main terrace, or only the roof.
- What could be built in front of the view under the current planning rules.
- For plots near the coves, where the coastal protection zone runs and what it allows on the house.
- Glare and heat on glass that faces the afternoon sun, and the shade the terraces need.
- The road up the hill: the gradient, the bends and the walk to the town or a cove.

Questions we are asked
- Can you see the Peñón de Ifach from Moraira?
- From parts of the coast, yes. The rock of Calpe stands across the water to the south-west, and the official walking route along Moraira's shore names it as the view from the Portitxolet viewpoint. Whether a particular house sees it depends on its height and the angle of its terrace, so we check it on site.
- Could someone build in front of my view?
- It depends on the plots below the house. We read the town's plan for them: whether they are built or empty, how high a house may be and how far it must stand from the boundary. Near the shore, the coastal law limits new building. An independent lawyer can confirm the position before you sign.
- Can you view a property in Moraira for me if I live abroad?
- Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
