A pool on the coast, or a pool inland

Benissa has one of the largest municipal areas in the Marina Alta, and its pools sit in two very different landscapes. On Benissa Costa, most villas stand on sloping plots above the coves, so the pool is usually set into a terrace, often with the sea beyond it. Space is limited, and the position decides the sun: on this east-facing coast, a pool on the sea side has the morning sun, while one higher up the plot can keep the light later into the day. Inland, around the old town, which stands about 200 metres above sea level, the land rises towards the Bèrnia, Oltà and La Solana ranges, with terraces of fruit trees and vines and the old riurau farm buildings. Country houses there often have more land around the pool and more privacy, with a longer drive to the beach and the shops.

Water for the pool

Benissa runs its own water supply as a municipal service, drawing on aquifers in Benissa, Benigembla and Benidoleig. Its water rules do not allow mains drinking water to be used to water gardens or fill private pools, as the town hall reminded owners in June 2024 after two dry years. So for every villa with a pool the questions are practical: how was the pool first filled, how is it topped up, and is there a cistern or a well? A private well has to be declared to the river basin authority, so we check its paperwork. A pool cover cuts evaporation, and a garden planted for dry summers needs far less water. We ask these questions before you make an offer, and the town's water service can confirm the current rules for the house. Our guide to water and sewage explains the wider picture.

Recorded, legal, and what you can add

For the Catastro, a pool is part of what is built on the plot, and so part of the yearly property tax. On older villas it is not always recorded, which can cost time when you sell, so we check that it is. The rules for adding or changing a pool depend on where the house stands. On the coast, works inside the coastal protection zone need prior authorisation from the Generalitat under the Valencian coastal law of 2025. On rural land inland, the regional planning law limits a new country house to 2% of a plot of at least one hectare, and lets the town's plan allow extra facilities for the house, without structures above the natural ground, on up to another 2% of the plot. Whether a pool fits those rules, and what permit it needs, is for the town hall to confirm. Our article on building a swimming pool covers the permits and the running costs.

Questions we are asked

Can I fill a pool from the mains in Benissa?
The town's water rules do not allow mains drinking water to be used to fill private pools or water gardens, as the town hall reminded owners in June 2024. Ask how the pool you like is filled and topped up, and whether the house has a cistern or a declared well. We ask before you make an offer, and the municipal water service can confirm the current rules.
Can I add a pool to a country house inland?
Sometimes. On rural land, the regional planning law lets the town's plan allow extra facilities for a house, without structures above the natural ground, on up to 2% of the plot. Whether a pool fits, and what permit it needs, depends on the plot and the plan, so we ask the town hall, with an architect when needed, before you buy.
Can you estimate the renovation before I buy?
Yes. We assess the work before you commit, then plan and manage the renovation: the team, the contracts, the budget and the timeline.
