What each town looks at

The view changes more from town to town than the sea does. In Calpe, villas on the hills look over the bay to the Peñón de Ifach, a 332-metre rock and natural park, or along the coast towards Altea. On Benissa Costa, the higher areas such as Montemar look along the shore and south towards the rock, while lower houses look down into the coves. Moraira looks over its harbour and its bays, with El Portet below the Cap d’Or headland and its old watchtower. In Jávea, villas on the Montgó look over the bay and the Arenal, and the cliffs of Portichol and Balcón al Mar face the open sea. At Cumbre del Sol in Benitachell, houses sit above the cliffs and coves such as the Moraig. In Altea, the hills look over the bay with the Sierra de Bernia behind. A full view, a bay or a glimpse

Listings use the words sea view for very different things. A wide view of open water from the living room is one thing. A strip of blue between two roofs, seen from the top terrace, is another. A view over a bay or towards a headland often feels more settled than open sea, and a view with the mountains behind you may matter as much as the one in front. Height brings the panorama, and often more wind and a longer drive. We look at the view from where you will sit every day, in the morning and in the evening, and we tell you honestly which kind it is. If you live abroad, we send photographs taken from those places, at eye level.

Can the view be built over?

Close to the shore, the national coastal law keeps a protection zone, normally 100 metres deep and 20 metres in areas that were already urban in 1988, where new homes are not allowed. In a band of at least 500 metres from the shore, town plans must avoid screens of buildings and large blocks. Neither rule protects the view from one particular terrace. What can rise on the land in front of a villa depends on the town plan for that plot: its height, its distance to the boundaries and its buildable area. Teulada-Moraira, Benissa, Calp and Xàbia each have their own plan, so the answer is different on each side of a town boundary. We read it before you make an offer. Our guide to buying near the sea explains the coastal rules in more detail.

What we check on every sea view villa.

  1. The view from where you will sit every day: the living room, the terrace and the bedroom.
  2. What could be built in front of the view under the current planning rules.
  3. Where the plot stands against the coastal zones, if it is close to the shore.
  4. Wind and exposure on headlands and high plots, and a sheltered corner on the terrace.
  5. The road up: the gradient, the bends and the parking, for daily life and for deliveries.

Questions we are asked

Is a sea view protected by law in Spain?
Not in general. The coastal law limits building close to the shore, and town plans set heights and distances, but a buyer has no general right to keep a view. We read the plan for the land in front of the villa and tell you what could be built there. An independent lawyer confirms it for your purchase.
Can you view a property in the Costa Blanca North for me if I live abroad?
Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
Who checks the contracts?
An independent lawyer reviews the contracts and gives you the advice you need at every stage, from the first agreement to the deed.
