Six towns, six ways of living

The towns on this coast are close neighbours, but daily life is different in each. Jávea and Calpe are the largest, with about 30,600 and 27,600 registered residents on 1 January 2025, and both are busy all year. Calpe is a working town around the Peñón de Ifach, with beaches, shops and a fishing port. Jávea has three centres under the Montgó: the old town, the port and the Arenal beach. The municipalities of Teulada-Moraira and Benissa are smaller, with just under 13,000 and about 12,500 residents, and most of their villas are spread over the hills. Moraira is a harbour town that has stayed low and green, and the coast of Benissa is almost all villas above small coves. Benitachell, with Cumbre del Sol on its cliffs, is smaller again. South of Calpe, Altea has its old town on a hill, under a church with a blue and white tiled dome. Read more about villas in Moraira and villas in Benissa.

Coast, slope and the walk to the sea

The ground shapes a villa as much as the town does. On Benissa Costa, many houses step down the hillside on terraces towards coves such as La Fustera: views and privacy, with steps to match. Around Calpe the hills rise quickly from the bay. Maryvilla looks at the rock from steep streets, while Carrió, La Merced and Los Pinos are greener and closer to the centre. In Jávea, Cap Martí, El Tossalet and Pinomar lie between the Arenal and the coast, the slopes of the Montgó climb among pines, and Portichol and Balcón al Mar sit on the cliffs to the south. Moraira has Moravit and Cap Blanc beside the coves, El Portet above its bay below the Cap d’Or, and Pinar del Advocat and Cometa further back towards Benissa. Inland, around Teulada, the land is often flatter and the plots easier to walk. The areas are described in more detail for villas in Calpe and villas in Jávea.

What changes at the town boundary

Each town is its own municipality, and that reaches into daily life. The planning rules, the yearly property tax and the water supplier all change at the boundary. Teulada-Moraira and Benitachell share a water consortium. In the summer of 2024, after two dry years, salt in the aquifers made their tap water unfit to drink for some weeks, until it was declared safe again on 13 September. Benissa runs its own municipal water service, Calpe has Aguas de Calpe with its desalination plants, and Jávea has AMJASA, a public company with its own desalination plant. Outside the town centres, most people get around by car, although an all-year bus has linked Calpe, the Benissa coast and Teulada since October 2025. We explain these differences on the first call, so that you compare the towns before you compare the houses.

What we check on every villa, in every town.

  1. Which municipality the villa is in: where Moraira, Benissa and Benitachell meet, the rules, the taxes and the water supplier change with the line.
  2. The licence of first occupation, or its equivalent, for the house as it stands today.
  3. That the pool, terraces and any extensions are legal and recorded.
  4. The orientation, and where the sun is on the terrace in the morning and in the late afternoon.
  5. The drive to daily life: shops, a doctor and the motorway, in winter as well as in August.

Questions we are asked

Which town is best for a villa on the Costa Blanca North?
It depends on how you want to live. Calpe and Jávea are the largest towns, lively all year, with more within walking distance. Moraira and Benissa Costa are quieter, with villas on the hills above the coves. Benitachell and Altea add cliff and hillside choices. We start every search with that question, then shortlist the houses.
Can you view a property in the Costa Blanca North for me if I live abroad?
Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
Can you negotiate the price for me?
Yes. Negotiation for the best price is part of our buying service, together with legal and administrative guidance through to closing.
