The pool follows the ground

On this coast the land decides the pool. On the steeper hills around Calpe, the pool is usually set into the slope, with a retaining wall below the terrace. On Benissa Costa, where houses step down towards the coves, the pool usually has a terrace of its own, a few steps below or above the house. In Jávea, the gentler areas between the Arenal and the coast leave room for family pools in flat gardens, while on the cliffs to the south the pool often sits at the edge with the sea beyond it. Around Moraira, pools range from small ones on hillside plots to larger ones in the greener areas towards Benissa and Teulada. In every town, the hours of afternoon sun count for more than the size. Compare pools in Calpe and pools in Jávea.

Water for the pool, town by town

The water that fills your pool comes from a different supplier in each town. Teulada-Moraira and Benitachell share a consortium, which went through a hard summer in 2024, when salt in the aquifers made the tap water unfit to drink for some weeks. Benissa has its own municipal water service, and its water rules forbid using drinking water to fill private pools or water gardens, as the town hall reminded owners in June 2024. Calpe is supplied by Aguas de Calpe, with its desalination plants, and Jávea by AMJASA, with its own desalination plant. The river basin authority publishes a monthly drought and scarcity report for the area, worth reading before you plan a pool. Ask how the pool is filled and topped up, and whether the house has a cistern. A cover keeps water in the pool. Read more in our guide to water and sewage.

Recorded, legal and safe

A pool is a construction. It should be declared to the Catastro with the house, and it can raise the cadastral value on which the yearly property tax is based. On older villas this was not always done, and putting it right can delay a sale. Building or changing a pool needs permission from the town hall, by licence or by a formal declaration, depending on the project and the town. Close to the sea, works inside the coastal protection zone also need the authorisation of the Generalitat. The Spanish safety rules for pools used by the public do not apply to the pool of a single family house, so fences and covers are largely your own choice, and worth thinking about if children will visit. Our guide to building a pool covers the permits in more detail.

What we check on every villa with a pool.

  1. How the pool is filled and topped up, and what the town's water rules allow.
  2. The pump, the filter and any heating: their age and what they cost to run.
  3. The lining, the tiles and the terrace around the pool, for leaks and cracks.
  4. That the pool, terraces and any extensions are legal and recorded.
  5. Sun on the water in the afternoon, and shelter from the wind on high plots.

Questions we are asked

Can you view a property in the Costa Blanca North for me if I live abroad?
Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
Can I add a pool to a villa that has none?
Often, if the plot allows it. The town plan sets the distance to the boundaries and how much of the plot may be built on, and close to the sea the Generalitat must also authorise the work. We check this before you buy, and we can manage the build of the pool for you.
Can you estimate the renovation before I buy?
Yes. We assess the work before you commit, then plan and manage the renovation: the team, the contracts, the budget and the timeline.
