A coast of six coves
Benissa's four kilometres of coast are winding and steep, with cliffs and small coves where the pines and scrub reach almost to the water. In the south, on the border with Calpe, the bay of Les Bassetes has a small harbour and a nautical club, and the town's tourist office describes its views of the Peñón de Ifach as hard to match. Going north come La Fustera, the busiest beach, then the small coves of Pinets, La Llobella and L'Advocat, and finally Baladrar, below a 30-metre cliff cut by the sea. Villas on the slopes above this shore look east and south-east over open water, and from much of this coast the rock of Ifach rises on the horizon to the south. A signposted path, the Paseo Ecológico, follows most of the coast, with natural viewpoints over the cliffs. Our page of villas for sale in Benissa Costa describes the areas behind the coves.
Morning sun, the east wind and views from inland
On a coast that faces east, a terrace that looks straight out to sea gets the sun in the morning, and the late afternoon sun comes from the hills behind. For many owners that is the right way round: breakfast in the sun, and shade when the heat builds. It also means that the sea view and the evening sun are not always on the same side of the house, so we look at where a second terrace or the pool sits. Exposure varies along the shore. The tourist office notes that Baladrar is sheltered from the Levante, the east wind, which tells you how the open stretches feel when it blows. Inland, from higher ground such as the Pedramala viewpoint, the valley opens out towards the sea over terraces of fruit trees and vines. A country house there can have a distant sea view, with a very different daily life from the coast.
What can be built in front
Benissa still plans from an old base: in a notice in the regional gazette in January 2023, the town hall referred to its general plan of 1982 and to the partial plan of La Fustera. Much of the coast is built, and the plots that remain are often below or beside existing houses, so what the plan allows on them decides whether a view stays open. Close to the coves, the national coastal law sets a protection zone, generally 100 metres from the shore, where new houses are not allowed and existing ones can be repaired but not enlarged. Some stretches are open land today: the plant microreserve at Les Bassetes, the pine wood of the Fanadix green zone, and the unbuilt ground the coast path crosses at the Llobella ravine. We read the rules for the plots in front of the house before you make an offer. Our guide to Benissa Costa explains the coastal law in more detail.

Questions we are asked
- Which parts of Benissa have sea views?
- Mainly Benissa Costa: the slopes above the coves, from Les Bassetes on the Calpe border north to Baladrar. Some country houses on higher ground inland also see the sea, further away across the valley. The old town itself stands about 200 metres above sea level, inland.
- Is the path along the coast open to everyone?
- Yes. The Paseo Ecológico is a signposted path, with information panels, that follows most of Benissa's coast from Les Bassetes to beyond L'Advocat. For a house on the shore, that can mean walkers below the garden on some stretches, which we point out when we visit.
- Can you negotiate the price for me?
- Yes. Negotiation for the best price is part of our buying service, together with legal and administrative guidance through to closing.
