Luxury villas for sale in Jávea

A mountain, a bay and a headland. In Jávea a villa at this level is chosen first by which of them it looks at.

Luxury villas for sale in Jávea, from 1.5 million euros, on the slopes of the Montgó, on the hills behind the Arenal, and on the cliffs of Portichol and Balcón al Mar. We visit each villa before you do, look at how it is built behind the finishes, and read the planning rules, the drainage and the land around it.

Three kinds of position

Jávea spreads out under the Montgó, a limestone mountain of 753 metres and a natural park, with the old town inland, the port below Cap de Sant Antoni and the Arenal in the middle of the bay. Villas at the top of the market are found in three kinds of place. On the lower slopes of the Montgó they sit among the pines, looking over the bay and the town. On the hills behind the south end of the Arenal, in Cap Martí, El Tossalet and Pinomar, they are a short drive from the beach and its promenade. And on the coast to the south, Balcón al Mar rises between about 50 and 165 metres above the bay of the Portitxol and runs out to the lighthouse of Cap de la Nau, the easternmost point of the Valencian coast. Further on, La Granadella and Costa Nova are quieter and greener, with a cove of their own. Our pages on Portichol and Balcón al Mar and Cap Martí, El Tossalet and Pinomar describe two of these areas in detail.

The plot, the view and the way the house faces

Planning has kept much of Jávea low and green, and at this level a large part of the price is the land: a big plot with a mature garden, an open view, and neighbours at a distance. The view itself comes in different kinds. From the Montgó you look down over the bay and the Arenal. On Balcón al Mar the ground falls away in every direction, so one house looks north across the bay to Cap de Sant Antoni and another east to the open sea. Orientation decides how the house is lived in. On the hills behind the Arenal much of the ground slopes north and east, so a terrace there can look over the bay and still lose the winter sun, while the headlands are open to the wind. The wooded hills raise one more question. In September 2016 a forest fire led to the evacuation of sixteen residential areas in the south of Jávea, and in 2024 the town hall asked owners of neglected empty plots among the houses to clear them. None of this rules a house out. It is what we look at on site: the cleared land around the house, the plots next to it and the way out of the street. Our page of villas for sale in Jávea covers every price.

Before you plan to change it

At this price many buyers want to change something: a larger terrace, a new pool, or a new house on the plot. In Jávea the rules for that are read plot by plot. The town's general plan dates from 1990. In 2021 the regional government suspended part of it and approved urgent transitional rules while a new plan was prepared, so we ask the town hall for the planning information in writing before you count on an extension. Close to the cliffs, the national coastal law adds a protection zone of 100 metres inland, or 20 metres where the land was already urban in 1988, in which existing houses can be repaired and modernised but not enlarged. Drainage is the other check. In 2019 the town hall said thousands of homes in Jávea were not connected to the sewers, and it began projects to extend them, the first for the Montgó, Lluca and Cap de la Nao. Some villas use a septic tank, and we find out which applies. Water comes from AMJASA, the town hall's public water company and the only supplier in the municipality. Our guide to buying property in Jávea explains these rules, and our page of luxury villas on the Costa Blanca North covers the other towns.

Questions we are asked

Where are the luxury villas in Jávea?
Mostly in three kinds of place: the lower slopes of the Montgó, the hills behind the Arenal around Cap Martí and El Tossalet, and the coast to the south, from Portichol and Balcón al Mar towards Cap de la Nau and La Granadella. Each lives differently, so we start with how you want to spend your days, then choose the houses.
Can I extend a villa in Jávea?
It depends on the plot. Jávea's general plan dates from 1990, and since 2021 part of it has been suspended, with urgent transitional rules in its place, so what is allowed can differ from one plot to the next. Near the cliffs, the coastal law allows existing houses to be modernised but not enlarged. We ask for the planning information in writing, and an independent lawyer or architect can confirm it before you sign.
Can you view a property in Jávea for me if I live abroad?
Yes. We pre-check and visit properties for you, then report back with photographs and an honest view, so you only fly out for the ones worth seeing.
