Buying property in Calpe means choosing first between two very different homes: an apartment near the beaches or a villa on the hills around the bay. Calp, as the town is officially called, had 27,616 registered residents on 1 January 2025, and it is the town on this part of the coast where an apartment by the beach is a real alternative to a villa. The checks differ for each: for an apartment, the building and its community; for a villa, the slope, the access and the plot.
The rock, the beaches and the hills
The town is built around the Peñón de Ifach, a limestone rock 332 metres high, joined to the land by a sandy strip and protected as a natural park, as Spain's official tourism site describes it. The beach of La Fossa, also called Levante, runs for 950 metres north of the rock, near the salt lake of Las Salinas. Arenal-Bol, 1,200 metres of fine sand, lies on the other side of the rock, close to the old town.
Apartment buildings line the beaches. Villas spread over the hills in residential areas such as Maryvilla, Carrió, Los Pinos, Marisol Park and Ortembach, most of them established, with mature gardens and houses of every age. The hills rise quickly from the sea, so the drive, the steps and the walk to the shops deserve as much attention as the view.
Buying property in Calpe: apartments
With an apartment you buy into a building. Ask for the community's budget, the minutes of recent owners' meetings and any agreed extra payments (derramas), and look at the state of the lifts, roofs and facades, which the owners pay for together. If you plan to let the flat to holiday guests, the Valencian rules require, among other things, that the community's title or statutes do not prevent uses other than permanent residence, and that the town hall issues a favourable planning compatibility report (Decreto-ley 9/2024).
Do not buy a shop to turn into a flat. In 2024 the town hall suspended licences to change commercial premises into homes in multi-family buildings across the municipality. On 14 April 2026 the council agreed to continue the approval of modification D-16 of the general plan, which would bar residential use on the ground floor of multi-family buildings in the whole municipality, as the town's own site reported. The change was still going through its procedure at that date, so check where it stands for the building you are looking at.
Villas, permits and the coast
On the hills, look at the access, the retaining walls and the sun in winter on north-facing slopes. For building and renovation licences, Calp's council voted on 11 November 2025 to bring in ECUVs: an application can include the project and a certificate of conformity from an entity registered with the Generalitat, to speed up a planning department its councillor described as overwhelmed (Calp town hall news). It speeds the check of a project that complies with the rules. It does not change what the rules allow.
Near the sea, the coastal law applies. Its protection zone generally runs 100 metres inland from the shore, and buildings for housing are not allowed in it (Ley 22/1988, de Costas); in areas that were already urban when the law came in, the zone can be narrower. Older apartment blocks on the seafront and houses on cliffs are where this matters most. The official boundary line (deslinde) has to be checked for the specific property, and your own case is one to confirm with an independent lawyer before signing.
Water in Calpe
Calpe's water is run by Aguas de Calpe, a municipal mixed company whose registered name is Empresa Mixta Municipal Abastecimientos y Servicios de Calpe. It operates the Barranc Salat desalination plants, built in 2000 and 2002 with capacities of 8,000 and 3,000 cubic metres a day, and began remodelling them in 2024 for 1.5 million euros, partly so they can cope with saltier water (Calp town hall news). As anywhere on this coast, ask about the connection and think about what a garden and a pool will need in a dry summer.
Prices on property portals are asking prices, not what homes sell for. Prices from real sales signed before a notary can be explored on the notaries' statistics portal, and the costs on top of the price are set out in what it really costs to buy.
Decide first between an apartment and a villa, then check what matters for that choice: the community and its rules for a flat; the slope, the access and the coast for a villa. Our comparison of Moraira, Calpe and Benissa sets Calpe against its neighbours, and every home in property for sale in Calpe is checked by us before you visit.
