Cumbre del Sol property: what to check in Benitachell

Cumbre del Sol property in Benitachell: a development planned in 1975, protected cliff land, a water supply shared with Teulada, letting rules and real prices.

What you will learn

  • How Cumbre del Sol was planned and which rules apply today
  • Why some cliff land cannot be built on
  • The shared water supply, holiday-let rules and real sale prices

Cumbre del Sol property means, in most cases, a villa or an apartment in a large residential development on the cliffs of El Poble Nou de Benitatxell, Benitachell in Spanish, the small municipality between Moraira and Jávea. The whole municipality had 4,911 registered residents on 1 January 2025, according to INE, the Spanish statistics office. The development has its own planning history, a cliff coast with protected land, and a water supply shared with Teulada-Moraira. Those three things are what to check before choosing a house there.

A planned development

Cumbre del Sol, called Cumbres del Sol in the planning documents, rests on a partial plan approved on 6 February 1975. The municipality's general planning is still the set of Normas Subsidiarias approved on 29 January 1987, and the town hall certified a consolidated text of all the planning in force in 2022 (town hall planning summary). Planning inside the development still changes: in 2022, for example, an interior reform plan was approved for the Iris-Begonias area of Cumbre del Sol.

Most homes are detached villas on sloping plots, with apartment complexes in some parts, built over five decades. Older houses sit next to new builds, and plots still come up between them. Because the development is large and spread over the hillside, ask about the community or urbanisation charges for roads, lighting and shared areas, and check how each house is connected to the mains drains.

The coast below is cliffs and coves: the Cala del Moraig, the Cala dels Testos and the Cala Llebeig. The town hall has opened a path along the cliffs to the Cala dels Testos, with a shorter start in the Pueblo de la Paz area of Cumbre del Sol. In summer 2026 it ran a free bus down to the Moraig every day from 1 July to 31 August, with a stop at the Lady Elizabeth School car park (town hall notice). Outside that service, daily life here is by car.

Planning: protected land on the cliffs

Not every plot with a view can be built on. In 1988 the Generalitat approved a special plan to protect the Puig de la Llorença hill, which modified the Cumbre del Sol partial plan; it is listed in the same planning summary. Plots near the sea are also subject to the coastal law, whose protection zone generally runs 100 metres inland and does not allow buildings for housing (Ley 22/1988, de Costas). Do not assume a plot is buildable because it is advertised as a plot. Ask for the planning information in writing, have the architect read the rules for that plot, and have an independent lawyer confirm the position before you sign. Our guide to building a villa from plot to keys explains what follows.

Water: a supply shared with Teulada

Benitatxell shares the Consorcio de Aguas Teulada-Benitatxell with Teulada-Moraira, and the drought of 2024 hit both. On 9 August 2024 the public health authority declared the tap water unfit to drink because of salt in the aquifers, and on 13 September 2024 it declared it fit again. In April 2024 the consortium had approved a package of about 4.2 million euros, including a new well at Canor Bessó and a new desalination plant at Castellons (town hall notice). Works like these reduce the risk; they do not make the area independent of the weather. Ask how the house is connected, and think about what a pool and a garden will need in a dry summer.

Holiday lets and real prices

Holiday letting follows the Valencian rules: a whole home let for up to 10 consecutive days to the same guests is a tourist dwelling, which needs registration and a favourable municipal planning compatibility report, and in a complex the community's title or statutes must not prevent it (Decreto-ley 9/2024). Many homes in Cumbre del Sol belong to communities with their own rules, so read them before you count on any rental income, and have an independent lawyer confirm the position of the house you choose.

Prices on property portals are asking prices, not sale prices. Prices from real sales signed before a notary can be explored, down to street level, on the notaries' statistics portal.

Cumbre del Sol suits buyers who want a modern house with a sea view and are happy to drive. Check the plot's planning, the water and the drains, and the community charges before you weigh the view. Compare it with its neighbours in buying property in Moraira and buying property in Jávea, and see the luxury villas for sale on the Costa Blanca North, each one checked by us before you visit.
